Energy-efficiency improvements financed by building tenants

The tenants of First Florida Tower cooperated to finance an energy-efficient air-conditioning-system retrofit that provides savings for them as well as the building's owners. The retrofit package reduced the air-conditioning-system capacity (after a seven-year program of changes to reduce demand) and installed a more-efficienct chiller. The cooling tower was installed on an eighth-floor roof that is closer to the chiller than the top of the building would be. Future plans for a new lighting system in office areas will further reduce cooling requirements. Compressor adjustments are necessary when loads are reduced in order to maximize efficiency. (DCK)
