Energy utilization log book for multi-tenant office building, Midwest, USA

Data are presented for an energy retrofit program at a 10-story office building. Energy and dollar savings effected are indicated. Included is an energy budget for 1979 prepared for the building management by Ohio Mechanical Corporation in December, 1978. The retrofit at the building included the installation of an outside air economizer, automatic control retrofit, closing of building openings with smoke dampers, balancing of air distribution, the installation of a new electric open drive centrifugal water chiller, and the installation of properly sized pump impellers. The replacement of the existing steam absorption water chillers with an electric chiller would normally (1) reduce steam usage, (2) increase electrical demand, and (3) increase total electrical kWh usage. A study of the data shows that steam usage in 1979 was reduced 72%, and total electrical usage was reduced 4.19%. These reductions in energy usage resulted in steam cost savings of $96,768.13 and electrical cost savings of $5,673.96. In 1979 total energy usage per square foot was reduced 107,211.55 Btu/ft/sup 2/ annually.
