Smart or integrated systems buildings - tomorrow's buildings today

Intelligent buildings, integrated systems, and shared tenant services are three overlapping yet distinct approaches to integrated systems buildings. The authors describe integrated intelligent buildings from structural and functional points of view, and address the redistribution of functionality taking place in buildings. They divide the Building Automation System/Heating, Ventilating, and Air Conditioning (BAS/HVAC) environment into five categories, and review the similarities of these business areas and those of the building communications marketplace. They show that significant benefits of the smart building are efficiency, flexibility, and effectiveness. The discussion covers the use of smart wiring, the use of different types of information services or systems, and person/building interface using voice input/output.
