Engineered maintenance: A strategy to increase HVAC efficiency

An Engineered Maintenance program is an effective tool in increasing HVAC system efficiency. This approach consists of performing and tracking specific maintenance tasks at specific intervals for specific pieces of equipment. The objective of Engineered Maintenance is to maintain the highest level of operating efficiency with the lowest rate of breakdowns. The strategy requires a computer to store all the equipment information, task schedules, generate work orders, track their status, log run times, and store equipment service history. Utilizing a computerized data-base the tasks for each piece of equipment are automatically generated according to recommended schedules. Upon task completion they are recorded and logged into a history file. Additionally, all service calls are maintained in a database to provide accurate job costing analysis reports.
