Perspective: occupant motivated energy management
This article shows how energy cost allocation (ENCA) can be used as an energy conserving tool in a mastered metered multi-occupancy building. ENCA is based on the fact that when tenants pay individually for the energy they consume, they use less than when the landlord pays for it and includes its cost in the rent. With ENCA, the individual tenant (or condominium owner) becomes personally responsible for energy management. The rent is reduced, and each tenant pays for all or a substantial portion of the energy he consumes and the use of which is under his control. In the US, the trend in new rental and condominium apartment construction is increasingly toward individual comfort systems and individual metering. Over 90% of all ENCA systems now in use were installed as retrofits in existing apartment projects.
