The owners of a Houston twin-office towers paid off a $107,000 conservation investment in two months by reducing gas and electricity consumption 79% and 21% respectively. The investment included re-scaling equipment sizes, delamping, and expanding energy-management controls. A $72,000 Johnson Controls Inc. system that controls chilled-water flow throughout the building was the major purchase. A utility energy audit preceded the conservation program. (DCK)
