This paper presents a case study for investigation and remediation of a leaking underground storage tank (LUST) in west Tennessee. This LUST was discovered during routine tank removal and registration prior to a sixty four million dollar real estate transaction. During removal the tank was found to be empty and the surrounding soil saturated with diesel fuel. Several shallow boreholes were drilled within the immediate area of the tank and soil analysis performed generating mixed results. A more efficient monitor well pattern was established and water analysis performed. These tests demonstrated no widespread water contamination and suggested soil removal as the best remediation method. A large bell auger drilling rig was utilized to remove the contaminated soil with success. Because of the sums involved in the impending sale, a LUST project usually requiring months to complete was resolved in 10 working days, preventing a financial disaster.
