    Based on previous research conducted by Pacific Northwest National Laboratory and Florida Solar Energy Center providing technical assistance to implement 22 deep energy retrofits across the nation, 6 homes were selected in Florida and Texas for detailed post-retrofit energy modeling to assess realized energy savings (Chandra et al, 2012). However, assessing realized savings can be difficult for some homes where pre-retrofit occupancy and energy performance are unknown. Initially, savings had been estimated using a HERS Index comparison for these homes. However, this does not account for confounding factors such as occupancy and weather. This research addresses a method to more reliably assess energy savings achieved in deep energy retrofits for which pre-retrofit utility bills or occupancy information in not available. A metered home, Riverdale, was selected as a test case for development of a modeling procedure to account occupancy and weather factors, potentially creating more accurate estimates of energy savings. This “true up” procedure was developed using Energy Gauge USA software and post-retrofit homeowner information and utility bills. The 12 step process adjusts the post-retrofit modeling results to correlate with post-retrofit utility bills and known occupancy information. The “trued” post retrofit model is then used to estimate pre-retrofit energy consumption by changing the building efficiency characteristics to reflect the pre-retrofit condition, but keeping all weather and occupancy-related factors the same. This creates a pre-retrofit model that is more comparable to the post-retrofit energy use profile and can improve energy savings estimates. For this test case, a home for which pre- and post- retrofit utility bills were available was selected for comparison and assessment of the accuracy of the “true up” procedure.     As part of the HUD American Healthy Survey, dust samples were collected by vacuuming 2 m2 in the bedroom plus 2 m2 in the living room of a nationally representative 1096 homes in the USA using the Mitest sampler. Five mg of sieved (300 pore, nylon mesh) dust was analyzed by mold specific quantitative PCR for the 36 EPA Mold Panel Species. On this basis, an environmental relative moldiness index (ERMI) was created with values ranging from about -10 to 20 (lowest to highest). In order to try to reduce the cost of this analysis, the number of test species was reduced by selecting only those species with a national average concentration of 30 cell equivalents (CE) per mg dust or greater. Only 19 of 36 species met this criterion. (In 40% of the homes, an additional 46 species were quantified from the same dust sample. All of these species had average concentrations less than 30 CE per mg dust.) These 19 species were then categorized into two groups based on their coefficient of variation (CV). If the CV was > 9, the mold was placed in Category 1 (10/19) and the other molds were placed in Category 2 (9/19). Using these Categories, the sum of the log-transformed concentrations of three Category 2 molds (C. herbarum, A. alternata and C. cladosporioides Type 1) was subtracted from the sum of the log-transformed concentrations of the ten Category 1 molds (Aspergillus niger, A. ochraceus, A. penicillioides, A. restrictus, A. sydowii, Chaetomium globosum, Eurotium amsteldoami, Paecilomyces variotii, Penicillium chrysogenum and Wallemia sebi). Assembling these values for the 1096 AHHS homes from lowest to highest produced the American relative moldiness index (ARMI). The correlation between the ERMI and ARMI values was 0.88. The ERMI or ARMI scales may be useful as a standard for mold exposure estimates in epidemiological studies.

    The Building America Partnership for Improved Residential Construction, the Bonneville Power Administration (BPA), and Northwest Energy Works (NEW), the current Northwest Energy Efficient Manufactured Housing Program (NEEM) administrator, have been collaborating to conduct research on new specifications that would improve on the energy requirements of a NEEM home. In its role as administrator, NEW administers the technical specs, performs research and engineering analysis, implements ongoing construction quality management procedures, and maintains a central database with home tracking.     This test procedure is designed to test all of the functions of the GEA system at the WRAP facility at Hanford, Washington. The procedure is designed to be executed in the sequence given, starting with: * verification of components and labeling * verification or entry of all of the setup parameters * performing the calibrations (energy, efficiency, transmission, and reference peak) * performing the measurements in local mode * performing the measurements in remote mode * confirming the message formats * utility operations (LN2 fill, archiving, password maintenance) The system is designed to be operated in a remote mode in which all commands are received over a network, and the results are returned over the same network. A manual mode is provided for the setup and calibration operations, and for maintenance functions. The system is designed to start up in remote mode. The user can go to local mode when at the keyboard by selecting Exit on the screen shown during remote mode. A user logon screen, requiring 2 username and password, limits access to local mode.

    Some utilities and thermal researchers are devising thermoelectric and thermophotovoltaic technologies to convert furnace heat to electricity and keep home heating systems functioning during extended power failures. Storms that damage power lines often leave homes without heat, since the electricity supplied to furnace blowers is cut along with all other electricity. One case in points is the March 1991 ice storm that left nearly 200,000 Rochester Gas and Electric Corp. customers without electrical power, some for up to two weeks. This led the Rochester, N.Y., utility, RG and E, to search for an independent power source that could provide homes with heat during prolonged outages. RG and E funded development of a continuous gas furnace by the GE Research and Development Center in Schenectady, N.Y., that would keep its customers' homes heated and provide some electricity during power outages. Since natural gas lines are rarely interrupted during a power outage, the furnace is still a potential source of heat, but only if there is some way to supply electricity that is independent of the grid, said Bruce Snow, manager and chief engineer of the technical services division at RG and E. The electricity would power the furnace blower, which blows hot air through air ducts, or run the motor that pumps water through a piping system to keep the house warm. Such a thermoelectrical system involves heating the two junctions of thermocouples, which are made of dissimilar wires, at two different temperatures in order to create electricity. A newer technology, thermophoto-voltaics, also converts heat to electricity. In this process described here, the heat causes an emitter to radiate a wavelength of light, which is converted into electricity by a photovoltaic unit.

    Because there are more than 101 million residential households in the United States today, it is not surprising that existing residential buildings represent an extremely large source of potential energy savings. Because thousands of these homes are renovated each year, Building America is investigating the best ways to make existing homes more energy-efficient, based on lessons learned from research in new homes. The Building America program is aiming for a 20%-30% reduction in energy use in existing homes by 2020. The strategy for the existing homes project of Building America is to establish technology pathways that reduce energy consumption cost-effectively in American homes. The existing buildings project focuses on finding ways to adapt the results from the new homes research to retrofit applications in existing homes. Research activities include a combination of computer modeling, field demonstrations, and long-term monitoring to support the development of integrated approaches to reduce energy use in existing residential buildings. Analytical tools are being developed to guide designers and builders in selecting the best approaches for each application. Also, DOE partners with the U.S. Environmental Protection Agency (EPA) to increase energy efficiency in existing homes through the Home Performance with ENERGY STAR program.

    This builder built fourteen homes in the Gordon Estates subdivision that achieved Challenge Home certification with HERS 38–58 on an affordable budget for homeowners. Every Mandalay home in the development also met the National Green Building Standard gold level. The Gordon Estates subdivision is also serving as a showcase of energy efficiency, and Mandalay is hosting education workshops for realtors, state and local officials, other builders, students, potential homeowners, and the public. The builder won a 2013 Housing Innovation Award in the affordable builder category.

    Week-long integrated formaldehyde levels were measured over eight weeks in five new unoccupied energy efficient manufactured homes. These homes were constructed to the specifications set forth in the Model Conservation Standards (MCS) established by the Northwest Power Planning Council for site-built homes. The MCS standards exceed the Housing and Urban Development's (HUD) standards that currently apply to manufactured homes nationwide. Two of the homes were located at Richland, Washington, and three homes were located at Vancouver, Washington. Among other features of the MCS, the homes are equipped with air-to-air heat exchangers (AAHX) to supply additional fresh air ventilation. The first four weeks of testing were conducted with the AAHX off and the second four-week measurement period was conducted with the AAHX continuously on the HI setting. Formaldehyde levels ranged from 0.047 ppM the fifth week of the testing in a double wide home (with the AAHX turned on) to 0.164 ppM in the single wide home in the first week of measurements with the AAHX off. At no time did the formaldehyde levels exceed 0.4 ppM, the HUD targeted indoor level based on HUD codes for formaldehyde emissions from plywood and particle board building materials used in the homes. There was no strong correlation between formaldehyde levels and the measured air exchange rate. 9 refs., 2 figs., 3 tabs.

    The MH Tool software is designed to evaluate existing and new manufactured homes for structural adequacy in high winds. Users define design elements of a manufactured home and then select the hazard(s) for analysis. MH Tool then calculates and reports structural analysis results for the specified design and hazard Method of Solution: Design engineers input information (geometries, materials, etc.) describing the structure of a manufactured home, from which the software automatically creates a mathematical model.more » Windows, doors, and interior walls can be added to the initial design. HUD Code loads (wind, snow loads, interior live loads, etc.) are automatically applied. A finite element analysis is automatically performed using a third party solver to find forces and stresses throughout the structure. The designer may then employ components of strength (and cost) most appropriate for the loads that must be carried at each location, and then re-run the analysis for verification. If forces and stresses are still within tolerable limits (such as the HUD requirements), construction costs would be reduced without sacrificing quality.« less

    Many public power systems have initiated home energy audit programs in response to the requests of their consumers. The manual provides smaller public power systems with the information and specific skills needed to design and develop a program of residential energy audits. The program is based on the following precepts: locally owned public systems are the best, and in many cases the only agencies available to organize and coordinate energy conservation programs in many smaller communities; consumers' rights to energy conservation information and assistance should not hinge on the size of the utility that serves them; in the short run, public power systems of all sizes should offer residential energy conservation assistance to their consumers, because such assistance is desirable, necessary, and in the public interest; and in the long run, such programs will complement national energy goals and will produce economic benefits for both consumers and the public power system.     The Manufactured Home Energy Audit (MHEA) is a software tool that predicts manufactured home energy consumption and recommends weatherization retrofit measures. It was developed to assist local weatherization agencies working with the US Department of Energy (DOE) Weatherization Assistance Program. Whether new or experienced, employed within or outside the Weatherization Assistance Program, all users can benefit from incorporating MHEA into their manufactured home weatherization programs. DOE anticipates that the state weatherization assistance programs that incorporate MHEA into their programs will find significant growth in the energy and cost savings achieved from manufactured home weatherization. The easy-to-use MHEA displays a colorful, graphical interface for entering simple inputs and provides understandable, usable results. The user enters information about the manufactured home construction, heating equipment, cooling equipment, and weather site. MHEA then calculates annual energy consumption using a simplified building energy analysis technique. MHEA stands apart from other building energy analysis tools in many ways. Calculations incorporated into the computer code specifically address manufactured home heating and cooling load trends. The retrofit measures evaluated by MHEA are all applicable to manufactured homes. Help messages describe common manufactured home weatherization practices as well as provide hints on how to install retrofit measures. These and other features help make MHEA easy to use when evaluating energy consumption and the effects of weatherization retrofit measures for manufactured homes.

    This final report was compiled from the detailed annual reports that were submitted for efforts in 2008 and 2009, and from individual task reports from 2010. Reports, case studies, and presentations derived from this work are available through the Building America website. The BIRA team is led by ConSol, a leading provider of energy solutions for builders since 1983. In partnership with over fifty builders, developers, architects, manufactures, researchers, utilities, and agencies, research work was performed in California, Colorado, Utah, New Mexico, Washington, Oregon, and Hawaii and five (5) climate regions (Hot-Dry, Marine, Hot-Humid, Cold, and Hot/Mixed Dry). In addition to research work, the team provided technical assistance to our partners whose interests span the entire building process. During the three year budget period, the BIRA team performed analyses of several emerging technologies, prototype homes, and high performance communities through detailed computer simulations and extensive field monitoring to meet the required climate joule milestone targets.

    Building America research has shown that high-performance homes can potentially give builders an edge in the marketplace and can boost sales. But it doesn't happen automatically. It requires a tailored, easy to understand marketing campaign and sometimes a little flair. This case study highlights LifeStyle Homes’ successful marketing approach for their SunSmart home package, which has helped to boost sales for the company. SunSmart marketing includes a modified logo, weekly blog, social media, traditional advertising, website, and sales staff training. Marketing focuses on quality, durability, healthy indoor air, and energy efficiency with an emphasis on the surety of third-party verification and the scientific approach to developing the SunSmart package. With the introduction of SunSmart, LifeStyle began an early recovery, nearly doubling sales in 2010; SunSmart sales now exceed 300 homes, including more than 20 zero energy homes. Completed homes in 2014 far outpaced the national (19%) and southern census region (27%) recovery rates for the same period. As technology improves and evolves, this builder will continue to collaborate with Building America.

As a result, in one community, 2013 property sales records show that TWH outsells the only other builder in the development at a higher price, with fewer days on the market.

The home energy rating system concept involves the periodic rating of the energy efficiency of residential buildings. The rating can provide a relative indication of a home's energy efficiency and also a quantitative estimate of consumption, fuel cost, or both.     Home Energy Management Systems (HEMS) are controllers that manage and coordinate the generation, storage, and loads in a home. These controllers are increasingly necessary to ensure that increasing penetrations of distributed energy resources are used effectively and do not disrupt the operation of the grid. In this paper, we propose a novel approach to HEMS design based on behavioral control methods, which do not require accurate models or predictions and are very responsive to changing conditions. We develop a proof-of-concept behavioral HEMS controller and show by simulation on an example home energy system that it capable of making context-dependent tradeoffs between goals under challenging conditions.

    The Pacific Northwest Laboratory (PNL) and the Bonneville Power Administration (Bonneville) conducted this study to evaluate the manufactured home owner`s purchase decision process and to provide Bonneville with a better understanding of how consumers view a manufactured home`s affordability and energy efficiency. This study addresses manufactured homes built under the US Department of Housing and Urban Development (HUD) standards; these homes are sometimes referred to as HUD-code homes or mobile homes. Manufactured home owners in Idaho, Montana, Oregon, and Washington were included in this analysis. This report adds to the information presented in Sandahl et al. (1992), which discussed the practices of lenders, appraisers, and dealers -- all of whom play a key role in the manufactured home market due to the impact their practices have on the overall affordability of manufactured homes. This report focuses exclusively on the most important, and probably least understood, player -- the home buyer. The primary data were collected via a mail survey sent to 1,550 manufactured home owners in Idaho, Montana, Oregon, and Washington in late 1992. A 71% response rate was achieved; 1,106 usable responses were received. This study focuses on the Pacific Northwest but presents information that may be relevant to other parts of the country.

    The Manufactured Home Energy Audit (MHEA) is a software tool that predicts manufactured home energy consumption and recommends weatherization retrofit measures. It was developed to assist local weatherization agencies working with the U.S. Department of Energy (DOE) Weatherization Assistance Program. Whether new or experienced, employed within or outside the Weatherization Assistance Program, all users can benefit from incorporating MHEA into their manufactured home weatherization programs. DOE anticipates that the state weatherization assistance programs that incorporate MHEA into their programs will find significant growth in the energy and cost savings achieved from manufactured home weatherization. The easy-to-use MHEA uses a relatively standard Windows graphical interface for entering simple inputs and provides understandable, usable results. The user enters information about the manufactured home construction, heating equipment, cooling equipment appliances, and weather site. MHEA then calculates annual energy consumption using a simplified building energy analysis technique. Weatherization retrofit measures are evaluated based on the predicted energy savings after installation of the measure, the measure cost, and the measure life. Finally, MHEA recommends retrofit measures that are energy and cost effective for the particular home being evaluated. MHEA evaluates each manufactured home individually and takes into account local weather conditions, retrofit measure costs, and fuel costs. The recommended package of weatherization retrofit measures is tailored to the home being evaluated. More traditional techniques apply the same package of retrofit measures to all manufactured homes, often the same set of measures that are installed into site-built homes. Effective manufactured home weatherization can be achieved only by installing measures developed specifically for manufactured homes.     The Partnership for Home Innovation team worked with the builder to develop a new set of high performance home designs—including advanced wall and HVAC systems—that could be applicable on a production scale. The new home designs are to be constructed in the mixed humid climate zone and could eventually apply to all of the builder's home designs to meet or exceed future energy codes or performance-based programs. However, the builder recognized that the combination of new wall framing designs and materials, higher levels of insulation in the wall cavity, and more detailed air sealing to achieve lower infiltration rates changes the moisture characteristics of the wall system. In order to ensure long term durability and repeatable successful implementation with few call-backs, this report demonstrates through measured data that the wall system functions as a dynamic system, responding to changing interior and outdoor environmental conditions within recognized limits of the materials that make up the wall system. A similar investigation was made with respect to the complete redesign of the heating, cooling, air distribution, and ventilation systems intended to optimize the equipment size and configuration to significantly improve efficiency while maintaining indoor comfort. Recognizing the need to demonstrate the benefits of these efficiency features, the builder offered a new house model to serve as a test case to develop framing designs, evaluate material selections and installation requirements, changes to work scopes and contractor learning curves, as well as to compare theoretical performance characteristics with measured results.

    A typical double-wide manufactured home was tested in simulated and naturally occurring high winds to understand structural behavior and improve performance during severe windstorms. Seven (7) lateral load tests were conducted on a double-wide manufactured home at a remote field test site in Wyoming. An extensive instrumentation package monitored the overall behavior of the home and collected data vital to validating computational software for the manufactured housing industry. The tests were designed to approach the design load of the home without causing structural damage, thus allowing the behavior of the home to be accessed when the home was later exposed to high winds (to 80-mph). The data generally show near-linear initial system response with significant non-linear behavior as the applied loads increase. Load transfer across the marriage line is primarily compression. Racking, while present, is very small. Interface slip and shear displacement along the marriage line are nearly insignificant. Horizontal global displacements reached 0.6 inch. These tests were designed primarily to collect data necessary to calibrate a desktop analysis and design software tool, MHTool, under development at the Idaho National Laboratory specifically for manufactured housing. Currently available analysis tools are, for the most part, based on methods developed for stick built structures and are inappropriate for manufactured homes. The special materials utilized in manufactured homes, such as rigid adhesives used in the connection of the sheathing materials to the studs, significantly alter the behavior of manufactured homes under lateral loads. Previous full scale tests of laterally loaded manufactured homes confirm the contention that conventional analysis methods are not applicable. System behavior dominates the structural action of manufactured homes and its prediction requires a three dimensional analysis of the complete unit, including tiedowns. This project was

    Because of growing energy demands and shortages, residential home owners are turning to energy conservation measures and smart home energy management devices to help them reduce energy costs and live more sustainably. In this context, the Honeywell team researched, developed, and tested the Context Aware Smart Home Energy Manager (CASHEM) as a trusted advisor for home energy management. The project focused on connecting multiple devices in a home through a uniform user interface. The design of the user interface was an important feature of the project because it provided a single place for the homeowner to control all devices and was also where they received coaching. CASHEM then used data collected from homes to identify the contexts that affect operation of home appliances. CASHEM's goal was to reduce energy consumption while keeping the user's key needs satisfied. Thus, CASHEM was intended to find the opportunities to minimize energy consumption in a way that fit the user's lifestyle.

    This article describes construction of the first manufactured home ever produced from structural insulated panels. The home was built in July 2000 by Champion Enterprises at its Silverton, Oregon, plant. The house was completed on the assembly line in 9 days including a 300-mile road test. The paper examines the design and approval process leading to the project, the manufacturing process and its adjustment to SIPs, and the transportation and energy performance of the house after it was built. PNNL coordinated this project and conducted long-term monitoring on the house. The WSU Energy Program conducted building diagnostics testing once the house was occupied. PNNL and WSU involvement was funded by the U.S. DOE Building America Program. The Oregon Office of Energy conducted blower door and duct blaster tests. The completed home was estimated to reduce energy consumption by 50% and to have twice the structural strength required by HUD code for manufactured homes. The demonstration proved that the manufactured home production line could support SIPs production simultaneously with traditional construction and without major modifications, the line work in parallel with SIPs and traditional materials. The project revealed severl possibilities for further improving cost and time savings with SIPs construction, that might translate into increased capacity.

    Energy efficiency requirements were developed for manufactured (mobile) homes, which are regulated by the U.S. Department of Housing and Urban Development (HUD). A life-cycle cost analysis from the homeowner's perspective was used to establish parameters for a least-cost home in a large number of cities. Economic, financial, and energy-efficiency measures for the life-cycle cost analysis were selected. The resulting energy-efficiency levels were aggregated to the existing HUD zones and expressed as a maximum overall home U-value (thermal transmittance) requirement for the building envelope. The proposed revised standard's costs, benefits, and net value to the consumer were quantified. This analysis updates a similar effort completed in 1992, which was the basis for the existing HUD code Uo requirements.

    Manufactured, or HUD-Code, homes comprise a growing share of the housing stock in the Northwest, as well as nationally. Their relatively low cost has made them especially attractive to lower income families, first-time home-buyers, and retired persons. The characteristics of manufactured home (MH) buyers, the unique energy consumption characteristics of the homes, and their increasing market share make this market an especially critical one for energy consumption and conservation planning in the Northwest. This study relies on extensive, existing survey data and new analyses to develop information that can potentially assist the design of a marketing plan to achieve energy conservation in new manufactured homes. This study has the objective of assisting BPA in the development of a regional approach in which numerous organizations and parties would participate to achieve conservation in new manufactured homes. A previous survey and information collected for this study from regional dealers and manufacturers provide an indication of the energy conservation options being sold to manufactured home buyers in the PNW. Manufacturers in the Northwest appear to sell homes that usually exceed the HUD thermal requirements. Manufacturers typically offer efficiency improvements in packages that include fixed improvements in insulation levels, glazing, and infiltration control.     Thermal requirements were developed for manufactured (mobile) homes in response to legislation requiring the US Department of Housing and Urban Development (HUD) to revise its thermal standards for manufactured homes. A life-cycle cost minimization from the home owner`s perspecetive was used to establish an optimum in a large number of cities for several prototype homes. The development of the economic, financial, and energy conservation measure parameters input into the life-cycle cost analysis was documented. The optimization results were aggregated to zones which were expressed as a maximum overall home U-value (thermal transmittance) requirement. The revised standard`s costs, benefits, and net value to the consumer were quantified. 50 refs.

    This Cooperative Research and Development Agreement (CRADA) was among Tennessee Technological University, Clayton Homes, Inc., and Oak Ridge National Laboratory (ORNL). Manufactured homes now make up a substantial portion of the new home market, and improving the energy efficiency of these homes would save significant amounts of energy. This project explored the impact of differing levels of attic insulation, the use of evacuated insulation panels, and the application of a solar reflective roof coating. The performance of the installed roof cavity insulation compared favorably with that predicted by laboratory measurements. The more heavily insulated of the two units used about 30% less energy over the period of the project than the standard unit. Based on the experimental data, computer simulations for nine cities were completed for a single-wide manufactured home with the solar reflective roof coating. Annual electric power savings ranged from 894 kWh in Rapid City to 2119 kWh for the same roof area in Los Angeles. The field performance of vacuum insulation panels was compared with laboratory performance. The panels will perform as expected if protected from puncture.

This report briefly describes two single family homes that were ZERH-certified, and focuses on the experience of working with developer Mutual Housing on a 62 unit multi-family community at the Spring Lake subdivision in Woodland, CA.     Working with builder partners on a test homes allows for vetting of whole-house building strategies to eliminate any potential unintended consequences prior to implementing these solution packages on a production scale. To support this research, CARB partnered with Preferred Builders Inc. on a high-performance test home in Old Greenwich, CT. The philosophy and science behind the 2,700 ft2 'Performance House' was based on the premise that homes should be safe, healthy, comfortable, durable, efficient, and adapt with the homeowners. The technologies and strategies used in the 'Performance House' were not cutting-edge, but simply 'best practices practiced'. The focus was on simplicity in construction, maintenance, and operation. When seeking a 30% source energy savings targets over a comparable 2009 IECC code-built home in the cold climate zone, nearly all components of a home must be optimized. Careful planning and design are critical. To help builders and architects seeking to match the performance of this home, a step-by-step guide through the building shell components of DOE's Challenge Home are provided in a pictorial story book. The end result was a DOE Challenge Home that achieved a HERS Index Score of 20 (43 without PV, the minimum target was 55 for compliance). This home was also awarded the 2012 HOBI for Best Green Energy Efficient Home from the Home Builders & Remodelers Association of Connecticut.
