    The NAHB Research Center partnered with production builder Winchester/Camberley Homes to build a DOE Building America New Construction Test House (NCTH). This single family, detached house, located in the mixed-humid climate zone of Silver Spring, MD, was completed in June 2011. The primary goal for this house was to improve energy efficiency by 30% over the Building America B10 benchmark by developing and implementing an optimized energy solutions package design that could be cost effectively and reliably constructed on a production basis using quality management practices. The intent of this report is to outline the features of this house, discuss the implementation of the energy efficient design, and report on short-term testing results. During the interactive design process of this project, numerous iterations of the framing, air sealing, insulation, and space conditioning systems were evaluated for energy performance, cost, and practical implementation. The final design featured numerous advanced framing techniques, high levels of insulation, and the HVAC system entirely within conditioned space. Short-term testing confirmed a very tight thermal envelope and efficient and effective heating and cooling. In addition, relevant heating, cooling, humidity, energy, and wall cavity moisture data will be collected and presented in a future long-term report.

    Achieving aggressive energy efficiency targets requires tight coordination and clear communication among owners, designers, builders, and subcontractors. For this townhome project, MassDevelopment, the quasi-governmental agency owner, selected Metric Development of Boston, teaming with the U.S. Department of Energy (DOE) Consortium for Advanced Residential Buildings (CARB) and Cambridge Seven Architects, to build very high performing market-rate homes. Fort Devens is part of a decommissioned army base in working-class Harvard, Massachusetts, approximately one hour northwest of Boston. The team proposed 12 net zero energy-ready townhomes, meaning that the application of renewable energy systems would result in annual net zero energy use in the homes. The homes were also designed to achieve a Home Energy Rating System (HERS) Index Score of 41 before adding renewables. For this project, CARB drew on its experience working with Rural Development Inc. on a series of affordable townhomes in northern Massachusetts. The team carefully planned the site to maximize solar access, daylighting, and efficient building forms. The basic strategy was to design a very efficient thermal enclosure while minimizing incremental cost increases compared with standard construction. Using BEopt modeling software, the team established the requirements of the enclosure and investigated multiple assembly options. They settled on double-wall construction with dense-pack cellulose fill. High performance vinyl windows (U-0.24, solar heat gain coefficient [SHGC]-0.22), a vented R-59 attic, and exceptional air sealing completed the package.

    The Guidelines for Home Energy Professionals is a collaboration between the U.S. Department of Energy (DOE) and a wide range of home energy performance industry professionals. The Guidelines project, managed by the National Renewable Energy Laboratory (NREL) for DOE, addresses the need for a highly-skilled weatherization workforce equipped to complete consistent, high-quality home energy upgrades for single-family homes, multifamily homes, and manufactured housing. In doing so, it helps increase energy efficiency in housing, which can mitigate climate change, one of the major challenges of the 21st century.

    Networking in most large organizations is protected with corporate firewalls and managed by seasoned security professionals. Attempts to break into systems at these organizations are extremely difficult to impossible for an external intruder. With the growth in networking and the options that it makes possible, new avenues of intrusion are opening up. Corporate machines exist that are completely unprotected against intrusions, that are not managed by a security professional, and that are regularly connected to the company network. People have the option of and are encouraged to work at home using a home computer linked to the company network. Managers have home computers linked to internal machines so they can keep an eye on internal processes while not physically at work. Researchers do research or writing at home and connect to the company network to download information and upload results. In most cases, these home computers are completely unprotected, except for any protection that the home user might have installed. Unfortunately, most home users are not security professionals and home computers are often used by other family members, such as children downloading music, who are completely unconcerned about security precautions. When these computers are connected to the company network, they can easily introduce viruses, worms, and other malicious code or open a channel behind the company firewall for an external intruder.

    To explore ways to reduce customer barriers and increase home retrofit completions, several different existing home retrofit models have been implemented in the state of Wisconsin. This study compared these programs' performance in terms of savings per home and program cost per home to assess the relative cost-effectiveness of each program design. However, given the many variations in these different programs, it is difficult to establish a fair comparison based on only a small number of metrics. Therefore, the overall purpose of the study is to document these programs' performance in a case study approach to look at general patterns of these metrics and other variables within the context of each program. This information can be used by energy efficiency program administrators and implementers to inform home retrofit program design. Six different program designs offered in Wisconsin for single-family energy efficiency improvements were included in the study. For each program, the research team provided information about the programs' approach and goals, characteristics, achievements and performance. The program models were then compared with performance results-program cost and energy savings-to help understand the overall strengths and weaknesses or challenges of each model.

    BSC seeks to further the energy efficiency market for New England area retrofit projects by supporting projects that are based on solid building science fundamentals and verified implementation. With the high exposure of energy efficiency and retrofit terminology being used in the general media at this time, it is important to have evidence that measures being proposed will in fact benefit the homeowner through a combination of energy savings, improved durability, and occupant comfort. There are several basic areas of research to which the technical report for these test homes can be expected to contribute. These include the combination of measures that is feasible, affordable and acceptable to homeowners as well as expectations versus results. Two Byggmeister multi-family test homes in Massachusetts are examined with the goal of providing case studies that could be applied to other similar New England homes.

    The MH Tool software is designed to evaluate existing and new manufactured homes for structural adequacy in high winds. Users define design elements of a manufactured home and then select the hazard(s) for analysis. MH Tool then calculates and reports structural analysis results for the specified design and hazard Method of Solution: Design engineers input information (geometries, materials, etc.) describing the structure of a manufactured home, from which the software automatically creates a mathematical model.more » Windows, doors, and interior walls can be added to the initial design. HUD Code loads (wind, snow loads, interior live loads, etc.) are automatically applied. A finite element analysis is automatically performed using a third party solver to find forces and stresses throughout the structure. The designer may then employ components of strength (and cost) most appropriate for the loads that must be carried at each location, and then re-run the analysis for verification. If forces and stresses are still within tolerable limits (such as the HUD requirements), construction costs would be reduced without sacrificing quality.« less

    Heat pump water heaters (HPWHs) are over twice as energy-efficient as conventional electric resistance water heaters, with the potential to save substantial amounts of electricity. Drawing on analysis conducted for the U.S. Department of Energy's recently-concluded rulemaking on amended standards for water heaters, this paper evaluates key issues that will determine how well, and to what extent, this technology will fit in American homes. The key issues include: 1) equipment cost of HPWHs; 2) cooling of the indoor environment by HPWHs; 3) size and air flow requirements of HPWHs; 4) performance of HPWH under different climate conditions and varying hot water use patterns; and 5) operating cost savings under different electricity prices and hot water use. The paper presents the results of a life-cycle cost analysis of the adoption of HPWHs in a representative sample of American homes, as well as national impact analysis for different market share scenarios. Assuming equipment costs that would result from high production volume, the results show that HPWHs can be cost effective in all regions for most single family homes, especially when the water heater is not installed in a conditioned space. HPWHs are not cost effective for most manufactured home and multi-family installations, due to lower average hot water use and the water heater in the majority of cases being installed in conditioned space, where cooling of the indoor environment and size and air flow requirements of HPWHs increase installation costs.

    Manufactured, or HUD-Code, homes comprise a growing share of the housing stock in the Northwest, as well as nationally. Their relatively low cost has made them especially attractive to lower income families, first-time home-buyers, and retired persons. The characteristics of manufactured home (MH) buyers, the unique energy consumption characteristics of the homes, and their increasing market share make this market an especially critical one for energy consumption and conservation planning in the Northwest. This study relies on extensive, existing survey data and new analyses to develop information that can potentially assist the design of a marketing plan to achieve energy conservation in new manufactured homes. This study has the objective of assisting BPA in the development of a regional approach in which numerous organizations and parties would participate to achieve conservation in new manufactured homes. A previous survey and information collected for this study from regional dealers and manufacturers provide an indication of the energy conservation options being sold to manufactured home buyers in the PNW. Manufacturers in the Northwest appear to sell homes that usually exceed the HUD thermal requirements. Manufacturers typically offer efficiency improvements in packages that include fixed improvements in insulation levels, glazing, and infiltration control. Wholesale costs of these packages range from about $100 to $1500. Typical packages include significant upgrades in floor insulation values with modest upgrades in ceilings and walls. This study identifies trends and impacts that a marketing plan should consider to adequately address the financial concerns of manufactured home buyers.

    This report is intended to provide home performance contractor trainers with a resource to keep both their workers and home residents safe and healthy. This document is an attempt to describe what we currently believe is safe, what we believe is unsafe, and what we’re unsure about. It is intended to identify health and safety issues and provide historical context and current understanding of both risks and mitigation strategies. In addition, it provides links to more in-depth resources for each issue. When we tighten the thermal envelope of a house to improve comfort and reduce energy use, we have to be sure that we are not compromising the indoor air quality of the home. This means identifying and mitigating or eliminating pollution sources before and after you make changes to the home. These sources can include materials and finishes in the home, exhaust gasses from combustion appliances, soil gasses such as radon, and moisture from a bathroom, kitchen, or unvented clothes dryer. Our first responsibility is to do no harm — this applies both to our clients and to our employees. Currently, there are many new products that are widely used but whose health effects are not well understood. Our in ability to have perfect information means the directive to do no harm can be difficult to obey. Each home is a little bit different, and in the face of a situation you’ve never encountered, it’s important to have a solid grasp of the fundamental concepts of building science when the hard and fast rules don’t apply . The home performance industry is gaining momentum, and has the potential to expand greatly as energy costs continue to rise. It is imperative that we remain vigilant about protecting the health and safety of our workers and our customers. It only takes a few news stories about a family that got sick after their home was tightened by a home performance contractor to scare off potential customers and taint the reputation of the entire industry. Good reputations take time to build, but can be quickly damaged.

    Through the Chicagoland Single Family Housing Characterization and Retrofit Prioritization report, the Partnership for Advanced Residential Retrofit research team characterized 15 housing types in the Chicagoland region based on assessor data, utility billing history, and available data from prior energy efficiency programs. Within these 15 groups, a subset showed the greatest opportunity for energy savings based on BEopt Version 1.1 modeling of potential energy efficiency package options and the percent of the housing stock represented by each group. In this project, collected field data from a whole-home program in Illinois are utilized to compare marketplace-installed measures to the energy saving optimal packages previously developed for the 15 housing types. Housing type, conditions, energy efficiency measures installed, and retrofit cost information were collected from 19 homes that participated in the Illinois Home Performance with ENERGY STAR program in 2012, representing eight of the characterized housing groups. Two were selected for further case study analysis to provide an illustration of the differences between optimal and actually installed measures. Taken together, these homes are representative of 34.8% of the Chicagoland residential building stock. In one instance, actual installed measures closely matched optimal recommended measures.

    Building cost-effective, high-performance homes that provide superior comfort, health, and durability is the goal of the U.S. Department of Energy’s (DOE’s) Zero Energy Ready Home (ZERH) program. Building America research and other innovative programs throughout the country have addressed many of the technical challenges of building to the ZERH standard. The cost-effectiveness of measure packages that result in 30% source energy savings compared to a code-compliant home have been demonstrated. However, additional challenges remain, particularly with respect to convincing production builders of the strong business case for ZERH. The Alliance for Residential Building Innovation (ARBI) team believes that the keys to successfully engaging builders and developers in the California market are to help them leverage development agreement requirements, code compliance requirements, incentives, and competitive market advantages of ZERH certification, and navigate through this process. A primary objective of this project was to gain a highly visible foothold for residential buildings that are built to the DOE ZERH specification that can be used to encourage participation by other California builders. This report briefly describes two single-family homes that were ZERH certified and focuses on the experience of working with developer Mutual Housing on a 62-unit multifamily community at the Spring Lake subdivision in Woodland, California. The Spring Lake project is expected to be the first ZERH-certified multifamily project in the country. This report discusses the challenges encountered, lessons learned, and how obstacles were overcome.

  11. Not Your Parents' Mobile Home

    This article describes construction of the first manufactured home ever produced from structural insulated panels. The home was built in July 2000 by Champion Enterprises at its Silverton, Oregon, plant. The house was completed on the assembly line in 9 days including a 300-mile road test. The paper examines the design and approval process leading to the project, the manufacturing process and its adjustment to SIPs, and the transportation and energy performance of the house after it was built. PNNL coordinated this project and conducted long-term monitoring on the house. The WSU Energy Program conducted building diagnostics testing once the house was occupied. PNNL and WSU involvement was funded by the U.S. DOE Building America Program. The Oregon Office of Energy conducted blower door and duct blaster tests. The completed home was estimated to reduce energy consumption by 50% and to have twice the structural strength required by HUD code for manufactured homes. The demonstration proved that the manufactured home production line could support SIPs production simultaneously with traditional construction and without major modifications, the line work in parallel with SIPs and traditional materials. The project revealed severl possibilities for further improving cost and time savings with SIPs construction, that might translate into increased capacity.

It requires a tailored, easy-to-understand marketing campaign, and sometimes a little flair. This case study highlights the successful marketing approach of Tommy Williams Homes, which devotes resources to advertising, targeted social media outlets and blogs, realtor education seminars, and groundbreaking and open house celebrations. As a result, in one community, 2013 property sales records show that TWH outsells the only other builder in the development at a higher price, with fewer days on the market.

    Working with builder partners on a test homes allows for vetting of whole-house building strategies to eliminate any potential unintended consequences prior to implementing these solution packages on a production scale. To support this research, CARB partnered with Preferred Builders Inc. on a high-performance test home in Old Greenwich, CT. The philosophy and science behind the 2,700 ft2 'Performance House' was based on the premise that homes should be safe, healthy, comfortable, durable, efficient, and adapt with the homeowners. The technologies and strategies used in the 'Performance House' were not cutting-edge, but simply 'best practices practiced'. The focus was on simplicity in construction, maintenance, and operation. When seeking a 30% source energy savings targets over a comparable 2009 IECC code-built home in the cold climate zone, nearly all components of a home must be optimized. Careful planning and design are critical. To help builders and architects seeking to match the performance of this home, a step-by-step guide through the building shell components of DOE's Challenge Home are provided in a pictorial story book. The end result was a DOE Challenge Home that achieved a HERS Index Score of 20 (43 without PV, the minimum target was 55 for compliance). This home was also awarded the 2012 HOBI for Best Green Energy Efficient Home from the Home Builders & Remodelers Association of Connecticut.

    It’s becoming easier to demonstrate a home’s energy efficiency performance. This month, through its Better Buildings Colorado program, Colorado became the second state to offer the Home Energy Score statewide, which provides a home’s efficiency score and recommendations for efficiency improvements. Similar to a vehicle’s miles-per-gallon rating, the Home Energy Score is a free tool from the Energy Department that provides an energy efficiency score for a home and recommendations for energy efficiency improvements.     This report evaluates residential ventilation systems for the U.S. Environmental Protection Agency's (EPA's) ENERGY STAR{reg_sign} Homes program and recommends mechanical ventilation strategies for new, low-infiltration, energy-efficient, single-family, ENERGY STAR production (site-built tract) homes in four climates: cold, mixed (cold and hot), hot humid, and hot arid. Our group in the Energy Analysis Department at Lawrence Berkeley National Lab compared residential ventilation strategies in four climates according to three criteria: total annualized costs (the sum of annualized capital cost and annual operating cost), predominant indoor pressure induced by the ventilation system, and distribution of ventilation air within the home. The mechanical ventilation systems modeled deliver 0.35 air changes per hour continuously, regardless of actual infiltration or occupant window-opening behavior. Based on the assumptions and analysis described in this report, we recommend independently ducted multi-port supply ventilation in all climates except cold because this strategy provides the safety and health benefits of positive indoor pressure as well as the ability to dehumidify and filter ventilation air. In cold climates, we recommend that multi-port supply ventilation be balanced by a single-port exhaust ventilation fan, and that builders offer balanced heat-recovery ventilation to buyers as an optional upgrade. For builders who continue to install forced-air integrated supply ventilation, we recommend ensuring ducts are airtight or in conditioned space, installing a control that automatically operates the forced-air fan 15-20 minutes during each hour that the fan does not operate for heating or cooling, and offering ICM forced-air fans to home buyers as an upgrade.

  5. Impact of Natural Gas Appliances on Pollutant Levels in California Homes

    This report presents results from the first year of a 2-year study, investigating associations of five air pollutants (CO, NO2, NOX, formaldehyde and acetaldehyde) with the presence of natural gas appliances in California homes. From November 2011 to March 2012, pollutant concentration and occupant activity data were collected in 155 homes for 6-day periods. The sample population included both single-family (68%) and multi-family (32%) dwellings, with 87% having at least one gas appliance and 77% having an unvented gas cooking appliance. The geometric mean (GM) NO2 levels measured in the kitchen, bedroom and outside of homes were similar at values of 15, 12 and 11 ppb, respectively. In contrast, the GM NOx levels measured in the kitchen and bedroom of homes were much higher than levels measured outdoors, at levels of 42 and 41 ppb, compared to 19 ppb, respectively. Roughly 10% of sampled homes had 6-day average NO2 levels that exceeded the outdoor annual average limit set by the California Ambient Air Quality Standards (CAAQS) (30 ppb). The GMs of the highest 1-h and 8-h CO level measured in homes were 2.5 and 1.1 ppm, respectively. Four homes had a 1-h or 8-h concentration that exceeded the outdoor limits set by the CAAQS. The GM formaldehyde and acetaldehyde concentrations measured in homes were 15 and 7 ppb, respectively. Roughly 95% of homes had average formaldehyde levels indoors that exceeded the Chronic Reference Exposure Level set by the California EPA (7 ppb). Concentrations of NO2 and NOx, and to a lesser extent CO were associated with use of gas appliances, particularly unvented gas cooking appliances. Based on first principles, it is expected that effective venting of cooking pollutant emissions at the source will lead to a reduction of pollutant concentrations. However, no statistical association was detected between kitchen exhaust fan use and pollutant concentrations in homes in this study where gas cooking occurred frequently. The lack of statistical

    A green building competition, to be known as the Energy Free Home Challenge (EFHC), is scheduled to be opened to teams around the world in 2010. This competition will encourage both design innovation and cost reduction, by requiring design entries to meet 'zero net energy' and 'zero net cost' criteria. For the purposes of this competition, a 'zero net energy' home produces at least as much energy as it purchases over the course of a year, regardless of the time and form of the energy (e.g., electricity, heat, or fuel) consumed or produced. A 'zero net cost' home is no more expensive than a traditional home of comparable size and comfort, when evaluated over the course of a 30-year mortgage. In other words, the 'green premium' must have a payback period less than 30 years, based on the value of energy saved. The overarching goal of the competition is to develop affordable, high-performance homes that can be mass-produced at a large scale, and are able to meet occupant needs in harsh climates (as can be found where the competition will be held in Illinois). This report outlines the goals of the competition, and gauges their feasibility using both modeling results and published data. To ensure that the established rules are challenging, yet reasonable, this report seeks to refine the competition goals after exploring their feasibility through case studies, cost projections, and energy modeling. The authors of this report conducted a survey of the most progressive home energy-efficiency practices expected to appear in competition design submittals. In Appendix A, a summary can be found of recent projects throughout the United States, Canada, Germany, Switzerland, Sweden and Japan, where some of the most progressive technologies have been implemented. As with past energy efficient home projects, EFHC competitors will incorporate a multitude of energy efficiency measures into their home designs. The authors believe that the cost of electricity generated by home generation technologies will continue to exceed the price of US grid electricity in almost all locations. Strategies to minimize whole-house energy demand generally involve some combination of the following measures: optimization of surface (area) to volume ratio; optimization of solar orientation; reduction of envelope loads; systems-based engineering of high efficiency HVAC components, and on-site power generation. A 'Base Case' home energy model was constructed, to enable the team to quantitatively evaluate the merits of various home energy efficiency measures. This Base Case home was designed to have an energy use profile typical of most newly constructed homes in the Champaign-Urbana, Illinois area, where the competition is scheduled to be held. The model was created with the EnergyGauge USA software package, a front-end for the DOE-2 building energy simulation tool; the home is a 2,000 square foot, two-story building with an unconditioned basement, gas heating, a gas hot-water heater, and a family of four. The model specifies the most significant details of a home that can impact its energy use, including location, insulation values, air leakage, heating/cooling systems, lighting, major appliances, hot water use, and other plug loads. EFHC contestants and judges should pay special attention to the Base Case model's defined 'service characteristics' of home amenities such as lighting and appliances. For example, a typical home refrigerator is assumed to have a built-in freezer, automatic (not manual) defrost, and an interior volume of 26 cubic feet. The Base Case home model is described in more detail in Section IV and Appendix B.
